Hard Rock International plans to invest $850 million in a new hotel and entertainment complex in San Juan, the capital of Puerto Rico. The project has been named Hard Rock Hotel & Casino San Juan and is positioned as a major draw for tourist traffic that is already familiar with the brand from other countries. The company emphasizes the music-driven foundation of the concept, which is meant to be “woven into” not only the design but also the range of services.

Hard Rock’s first property in Puerto Rico

The new complex will be Hard Rock’s first location in Puerto Rico. At the same time, it is billed as the brand’s first integrated casino resort in this jurisdiction, meaning the casino will be part of a single resort product rather than a standalone operation.

For the market, this is a notable signal on two fronts. On the one hand, the brand is betting on a territory where tourist demand is traditionally supported by beach and city breaks. On the other hand, integrating a casino into the hotel product typically increases the average spend per guest, but raises regulatory and compliance requirements, and there are still few details on this part in the public announcement.

Who is developing the project and when construction will begin

Hard Rock International is acting as the initiator and developer. The partners named are Misla Hospitality, Stonecrest Investment Management, The Interfin Companies, and the partnership was confirmed in the company’s official announcement.

The press release does not disclose the allocation of roles among the participants or the financing structure, which leaves room for different interpretations. Some industry players may see this as standard practice at an early stage, while others will wait for clarifications on equity stakes and the asset management model, especially given the scale of the investment.

Construction timeline and project launch

The timelines are stated quite straightforwardly. Construction is supposed to begin later this year, and the opening is expected in 2029.

At the same time, the phased delivery is not specified, if it is planned, nor is the permitting package, which usually affects the pace of new builds in tourist locations. The public part of the schedule is so far limited to two milestones, without interim milestones.

The project’s musical DNA and leisure offering

The entertainment block is directly tied to music and its tangible artifacts, not just a background playlist. The complex is set to include:

Food and beverage (F&B) is presented as several restaurant concepts at different price points. Poolside options, more upscale offerings, and several bars are also mentioned, which fits the resort model where F&B is not only a service but also an independent revenue stream.

Questions remain that are typical for major hotel launches. The specific restaurant lineup has not been disclosed, potential guest chefs or partners have not been named, and it is also not described whether some of the venues will be oriented toward local demand in San Juan rather than only hotel guests, which usually affects traffic in the low season.

According to the company, Hard Rock’s portfolio includes more than 300 locations worldwide, including hotels, casinos, retail stores, concert venues, and cafes. For investors and partners, this is an important backdrop, as it shows experience operating not only hotels but also complex entertainment properties.

In the U.S., the brand is simultaneously participating in the $8.1 billion Metropolitan Park project in New York, and is transforming The Mirage in Las Vegas into Hard Rock Hotel & Casino and Guitar Hotel Las Vegas, a guitar-shaped building nearly 700 ft tall. Separately, the company is developing its lifestyle brand Reverb across the country, expanding its presence in the segment of lighter-format urban hotels.
